Condo vs. Townhouse
Please note that there is a difference between condo’s and townhouses. Many townhouses are listed as condo’s on the MLS. This is due to the shared ownership of common areas of the building and properties. As a general rule, townhouses have their own street address without a unit number, and only share side walls with other units. Condo’s can have units above and below, have a unit number, and no attached garage. If you are not sure of the difference, please call our office.
The fee for a townhouse inspection is slightly higher than a condo due to the presence of an attic, attached garage, individual hot water and HVAC systems, and often a crawlspace. Townhouses booked as condos will be charged the townhouse inspection fee.
